  • Company Overview: DITG Chicksands is a large MoD Site near Shefford in Bedfordshire. It covers an area of 224 hectares. It has 332 built assets (buildings) and houses around 1,000 military personnel from the Army, Navy and Airforce. It is the Head Quarters of the Intelligence Corps. The Site includes many critical and highly sensitive Defence assets and some buildings of historical interest including the Priory parts of which date back to 1085.
  • As the Built Estate Manager, I was part of a Team of 6 in the Vivo office.
  • I was the Line Manager for the Operations Manager and for the Administrative Assistant.
  • I acted as the main liaison between the Military and our on-Site Maintenance contractor Midland Management Ltd.
  • I managed the large number of Reactive and Planned maintenance tasks which often amounted to an additional 500 – 700 jobs per month.
  • I represented Vivo Defence to the Client and to the Military end users.
  • I was the line Manager for several members of our office Team.
  • I had to manage expectations from the end users and manage the works of an array of Contractors, some of whom were based on Site and others who were brought in as needed.
  • I gained extensive experience of the CAFM system Maximo and had to present monthly and weekly statistics to the Military at our Meetings.
  • Military expectations often had to be tempered by constraints imposed by budgets and contractual agreements.
  • I worked closely with the Defence Infrastructure Organisation (DIO) to obtain funding for ad hoc and often vital works.
  • I also had to present updated positions on current H & S Compliance at Weekly Meetings.
  • I had to ensure the attendance of ‘authorised engineers’ to guarantee certain critical works such as work on sub-stations or dental compressors.
  • I organised work on historical buildings such as the Priory.
  • I also had to arrange work on highly sensitive and secure parts of the estate.
  • I worked with Project Managers to get larger works completed.
  • I frequently visited other Sites within Central Region (Strategic Defence Area 16) for Courses and Meetings.

  • I have managed a wide variety of properties during this time across London and the South-East.
  • I have managed Industrial estates, business and retail parks, residential and office buildings.
  • Some of the properties I have managed have been run-down when I came to them, and in a state of considerable disrepair.
  • Some have been brand new buildings and estates with large budgets.
  • I have been the Facilities Manager for three sites which have undergone multi-million-pound re-developments.
  • I have mostly managed a portfolio of properties belonging to different Clients with different systems and requirements but for the last four years I have managed one large property subdivided across three budgets which has undergone a major re-development.
  • I also manage a retail park nearby in Aylesbury.
  • Answered all building emergencies and directed an efficient response.
  • I have been present at several major emergencies including two large fires.
  • In 2016 there was a large Fire at Ponders End Industrial Estate when a tenant on site who as it happened was not our tenant had a fire.
  • There was a fire which was covered by Sky News (I have retained the photographs).
  • The Fire Brigade had over 30 fire appliances on site from 10 am to 00:30.
  • Thirty-two cars in the car park were destroyed but apart from some heat damage to one of the Units, there was no other damage to our estate and no injuries.
  • I attended emergency briefings on site every 90 minutes and relayed information to the Regional FM and Surveyor.
  • The following year there was another fire on the same estate.
  • On this occasion, Sky News are also present.
  • One of the units was completely burned down although the one next to it was saved.
  • Again, I attended briefings every 90 minutes with the Police, Fire Brigade, Ambulance and Environment Agency.
  • Arson was suspected but not proved.
  • On 9th February 2018 only a few weeks after I came to my present position as FM at Peoplebuilding, there was an electrical fire in one of the risers.
  • Power was lost to the South side of the building.
  • Our M & E contractor Integral then supplied a temporary power supply because the bus bar was damaged beyond repair, the following day.
  • On Monday morning all tenants were working normally.
  • A new bus bar and tap off boxes were eventually installed.
  • At Ponders End estate, I organized the Bailiff to remove a total of 72 abandoned cars at once.

  • I worked on site liaising with tenants and contractors, coordinating health and safety, paying invoices, preparing, and reconciling budgets and initiating ad hoc repairs.
  • The property was purchased by Aviva in 2004 and I moved to JLL by TUPE transfer.
